What is Title Insurance?
Title insurance insures you, the property owner, against claims on your property title that may arise against the property for as long as you or your heirs are in possession of the property.
Title insurance claims happen every day, They can range from partial claims, such as outstanding real estate taxes or an open mortgage, to a full claim, such as a missing heir or a forged deed.
Your title insurance policy protects you and your property against such claims. It is a one-time charge that is paid at settlement.
In Pennsylvania, this one charge covers the title search, settlement fee, owners policy and lenders policy.
Your lender will require that the property has title insurance in order to protect their interest in the loan. Your owners policy will protect your equity and insure your peace of mind.
